Our specially designed service provides home owners with the opportunity to lease their condominium suites without having to worry about the day-to-day concerns related to being a landlord. Our team of professional, trained rental management specialists will manage the entire rental process on behalf of the owner from the careful process of tenant selection to rental revenue collection and summarization to maintenance repairs providing both individualized service and flexibility.

Tenant Selection
Our tenant qualification process includes the utilization of Equifax
credit checks, Beacon Scores and Safescan for credit approvals, verification
of employment and all personal references as well as communication
with previous landlords and financial institutions.
Since its establishment, Del Condominium Rentals Inc. has a proven track record of high tenant retention. Our vast experience has shown that careful selection of tenants contributes to a high rate of renewals and thus significantly reduces turnover costs to owners.
Administration of Leases
We oversee all aspects of lease administration including initial lease preparation, renewals and terminations. Our service also includes rent increases in accordance with governing legislation.
It is our policy to ensure that the property and the investment of the owner are protected through the use of specialized contractual agreements with tenants which reinforce aspects of the Tenant Protection Act as well as the Condominium Act and set compliance with Condominium Corporation legal requirements including specific covenants regarding the use of common areas.
Management of Monthly Revenue Collection
This portion of our service includes any and all processes involved in collection of rent revenues and administration of legal procedures on behalf of the owner.

Repair Management and Home Preparation
Our team of specialized repair management representatives personally oversee all repairs and installations required for home preparation prior to lease, during the course of a lease and on vacancy.
We also liaison for the owner to ensure that any deficiencies within the home covered by the Ontario New Home Warranty Program are dealt with prior to the warranty expiration.
Personal Home Inspections
Our maintenance team personally co-ordinate repairs being commissioned to
verify exact nature, necessity and cost of the repair. Our mandate is to assure
that each ownerˇ¦s investment is maintained through cost effective measures.
Emergency Service
There is a 24-hour Del Property Management Hotline for after hours service for tenants to report emergencies.
Operating Overhead Management
We manage and coordinate payment of all operations related costs on behalf of the owner. Operating expenses can include repairs, renewal costs and advertising expenses.
We also offer a Common Expense Payment Program for owners of registered condominiums. We will ensure that the Common Expense Fees for the home are paid on behalf of the owner each month from the gross rental revenue.
Liability Insurance Administration
At the Ownerˇ¦s request, the Platinum Service can arrange and administrate
of liability insurance for the home. Due to our vast portfolio of homes, we
are able to negotiate insurance fees significantly lower than what may be obtained
by owners acting individually. Again, our service includes payment of insurance
fees from the gross rental revenue for each home on behalf of the owner.
Frequent Communication
We provide up-to-date and regular reporting of status of your home, gross rental income earned, operational costs and current trends in the rental market.
Owner Representation
At the ownerˇ¦s request, a member of the Platinum Service Team will represent
the owner at all Condominium Corporation General or Special Meetings. This
service allows the owner to be confident that their interests are being represented
even when they are unable to personally attend these meetings.
Cost Effective Re-Tenanting
We coordinate as many appointments and showings as is necessary in order to procure a successful tenancy. Since inception, Del Condominium Rentals Inc. has held a vacancy rate of less than 1% for its entire portfolio.
To reduce individual owner costs, advertising is funded through a centralized marketing pool. This pool coupled with our high tenant retention rate ensures lower costs for each owner in the program.
