Our realtor referral program for property management in Toronto pays 20% of the first month’s lease value for each successful referral. We take over the rental management side, while you remain the client’s realtor for future real estate needs.
Here’s how the program works.
The Del Realtor Referral Program allows you to refer condo owners who need help leasing and managing their investment property.
Once you submit a referral, our team contacts the owner directly to learn more about the unit and their needs. From there, we handle the leasing and ongoing property management process.
A referral is considered successful once the owner signs a Del management contract and a tenant moves into the unit.

The program is designed for referrals involving registered condominium units and owners who are new to Del.
Under the current Del Referral Program terms, a qualifying referral must meet a few requirements:
Before submitting the form, you’ll also need permission from your client to share their contact information with us.
Del pays a referral fee equal to 20% of the first month’s lease value for each successful referral.
For example, if your client’s condo leases for $3,000 per month, your referral fee would be:
$3,000 × 20% = $600
For the referral to qualify, two things need to happen:
Once those requirements are met, the current program terms state that the referral fee is paid after 30 days have passed from the referred owner’s lease start date.
We can pay only one referral fee per unit, and we cannot split referral fees between multiple referrers. No additional referral fee applies if the owner renews their Del management contract for a second year.

Before sharing their information, confirm that the condo owner has given you permission to provide their contact details to Del for rental management services.

Make sure the referral form is completed before a Del management contract is sent to the owner. Referral registrations submitted verbally, by text, or by email do not qualify under the current program terms.
After you submit the referral, our team reaches out to the owner to discuss the property, their rental plans, and the management services they need.
If the owner decides to work with Del, we take over the rental side of the property. This can include:

A referral does not qualify if the owner is already a Del customer or is currently in negotiations with Del about becoming one. You must also submit the referral form before sending a management contract to the owner.
No. Our role is to handle leasing and property management. You remain the client’s realtor, and if they decide to sell the property in the future, we refer them back to you.
No. Referrals need to be registered through the official Del Referral Program page to qualify. The current program terms do not accept verbal, email, or text registrations.
